Whether you’re expanding your family and need more space or you’re looking for a fresh new spot to live in but still don’t want to pay large figures for your housing option then don’t worry.
With the New Year already on the road, you should still be able to relocate and have some money left in your wallet for your other New Year’s resolutions.

A real estate study by Bayut, a property website in the UAE, considered the average sale and rent prices of apartments and villas in the country and has seen significant price drops in some locations.
1. Al Reem Island
This popular community offered residents in Abu Dhabi spacious apartments and comfy villas.
Al Reem has seen a stable apartment sale price:
- Studio apartments – AED580,000
- 1 bedroom apartments – AED950,000
- 2 bedroom apartments – AED1.5 million
2. Al Raha Beach
This Abu Dhabi location has seen a 10% price fall for apartments from an average of AED2 million in H1 to an average of AED1.8 million today.
3. Al Reef
For villa buyers, Al Reef is still the most popular location to reside in Abu Dhabi and the prices have remained stable from H1 and H2 so not a drastic dip in villa sales and rents.
4. Mohammed Bin Zayed City
This new community is great for those in search of apartments and Khalifa City A is best for villas.
Mohammed bin Zayed City has great affordable offers for studios and one-bedroom apartments with an average rental price of AED25,000 and AED40,000 respectively.
Khalifa City A, which is not so far off, has the biggest dip in apartment rents:
- 2 bedroom apartments – AED67,000 a year
While for villa rent:
- 3 bedroom villas – AED130,000 a year
- 4 bedroom villas – AED165,000 a year
- 5 bedroom villas – AED 175,000 a year
